A commercial property in Alpharetta had no hot water. The water heater had already been replaced - brand new unit, fresh install. Still nothing. That's the kind of situation where most people start assuming the worst, but we've seen this before. When a new piece of equipment still doesn't work, the problem usually isn't the equipment.
We started tracing the electrical supply back from the water heater and found the real culprit hiding above the ceiling - a failed disconnect switch. It had stopped passing power to the unit entirely. Didn't matter how new the water heater was. Without a solid electrical connection, it's just a tank.
This is exactly why thorough diagnostics matter. Swapping out the visible component and calling it done isn't always the right move. Sometimes you have to follow the circuit and keep going until you find where things actually broke down. Our Fluke multimeter showed us exactly what was happening at the water heater's electrical connection - and confirmed what was missing upstream.
We replaced the defective disconnect switch, restored proper power to the unit, and got hot water flowing again. No guesswork, no unnecessary parts. Just a clean diagnosis and a straightforward fix.
For commercial properties especially, downtime has a real cost. A business without hot water isn't just an inconvenience - it can affect operations, staff, and compliance. Getting it right the first time is the only acceptable outcome.
